The Process

The service consists of the search, reporting and the purchase negotiation coupled with ongoing individual support and appropriate assistance once contracts to purchase are exchanged. Many clients end up becoming good friends and so the relationship is extended post completion. The service can be broken down as follows, although it should be noted that the various stages might not occur in any particular order by the very nature of the market and prevailing circumstances.

Initial Meeting

This is extended without obligation in order for you to provide us with an understanding of your requirements, circumstances and timing. In agreeing the brief and our terms of engagement we will personally act in conjunction with you to commence the search.

The Search

We will explore all available and potential property opportunities in the target area. Through our network of contacts we are in constant contact with property professionals at a local and national level who regularly advise us of opportunities before they are officially launched into the market. We are often given advanced notice of properties on a confidential basis that you might never hear about. Proactively we will approach specific houses on a confidential basis.

Reporting and Viewing

Working very closely with our clients, as a team, you will receive ongoing communication summarising our search and we will accompany you around the selected properties. Acting as your buying consultant we will be brutally honest about properties selected and viewed, advising on all of the pros and cons. Our reputation and integrity is implicit to our success, so only the best will be recommended to our clients.

The Negotiation

Having targeted the property that you wish to purchase or rent, our knowledge of the housing market and objective perspective allows us to negotiate with real effectiveness. We will use our extensive knowledge of market intelligence and comparable sales to formulate the offer, which is attractive in its presentation as well as being effective in securing at the best possible price. We know from experience that clients represented by us secure property on the best terms and are treated as preferred bidders should a competitive situation arise.

The Audit

Having secured the opportunity to purchase we will coordinate and liaise with all parties including solicitors and surveyors; managing the process to ensure an expedient exchange of contracts. We are able to advise on appropriate professionals concerning legal matters, surveyors and financial experts where required. Likewise, any planning issues or building works coupled with renovation and interior design can be accommodated through our extensive contacts.

Completion

We liaise with all parties to ensure that on the day of completion the keys to your new home are successfully handed over. From the very start of the relationship we can advise on schools and clubs that may be of interest assisting you to integrate into your new environment.
